What is the Inmolink Multiple Listing Service (MLS)?
The Inmolink MLS software provides Affiliated Members with an innovative Real Estate solution for home sellers and buyers. By using the efficiencies of the Internet, we have streamlined the real estate process, offering a quicker and more efficient system to serve your clients, without compromising on service. Allowing you to save time, and as they say time is money.
How valuable is MLS?
MLS is the most comprehensive computerized database of properties for sale in Spain. This database is used by Affiliated Members to market and promote their own listings and to cooperate with other Affiliated Members and/or Real Estate Agencies. A large portion of Real Estate transactions are a result of direct MLS exposure. By having a property in MLS, it will be exposed to numerous local Real Estate Agencies who otherwise would not have known that the property was for sale and would not have shown it.
How does MLS work?
Any Real Estate Agent or Agency that is an Affiliated Member of MLS may assist a purchaser in all aspects of the sale of any property that is listed in the MLS. In other words, a property that is listed with Company A may be sold by any agent from Company B.
How is Inmolink MLS different form other Multi Listing Systems?
Inmolink MLS has the revenue, knowledge and experience to over exceed any other Multi Listing System with our services and marketing. Furthermore MLS includes all the forms, a network of overseas agents, numerous re-sales and virtually all new developments on the Costa del Sol, and even some on other coasts as well.
What commission do I have to pay MLS when I sell a property listed
in MLS?
MLS does not charge any commission, the only charge is a €160 (plus applicable IVA) maintenance fee per month.
Won’t Affiliated Members boycott
my listing(s)?
No, Affiliated Members are indifferent as long as they are being paid their due. Our listings have been sold by nearly every major Real Estate company and we have a long history of excellent relationships with our colleagues. Furthermore, it’s not likely that there will be another house on the market just like the one you have listed (same price, size, condition, location, etc.), so again more exposure.
If another Affiliated Member contacts me directly to show a property
that I have listed, do I have to give them any commission?
Yes, if your property is listed in MLS, then you are legally bound to pay the Affiliated Member or Agency that procures a buyer for your property the amount of commission defined in the MLS’ Rules and Regulations.
May a buyer contact me directly after another Affiliated Member
shows a property that I have listed?
Yes, however, you will still be obligated to pay half of the commission to the Affiliate Member who showed the property first, as you will have signed a Viewing Registration Report.

How many photo’s can I upload with my MLS listing?
MLS offers
the possibility to upload up to 20 pictures with every listing.
What format do the pictures have to be in?
You will be able to upload .JPG and .GIF formats. The system will automatically resize your pictures to the right size. A digital camera normally takes .JPG pictures, therefore you would be able upload directly from there into the system..
How do I change my home, office or company details in MLS?
You can do this yourself by clicking on the admin section in the software.
How many properties can I list/upload?
As many
as you like.
Does it matter where my listings are located?
No, as you can add countries yourself and you will be able to list whatever properties you like.
How do I add a user to my account?
You can do this yourself by clicking on the admin section in the software.
What is my login name?
Your login name has been sent to you by our office. If you have forgotten it you can call us and we will give it to you or you can simply send us an email.
How can I edit a listing?
Login to the user section and follow the steps in the re-sales management section. If you have any problems you can always call our Helpdesk.
How can I delete a listing?
Login to the user section and click on the re-sales management section. Tick the box before a listing and click delete.
Can I list a property in one step that is available 24 hours per
day 7 days a week?
Yes, because the software is completely web based, so as soon as you upload a property it will be shown on your website and all the other websites of the Affiliated Members who have chosen to show all properties.
How do I include my property in the New Developments search?
New Developments are updated by the developers/promoters themselves. If you have a New Developments to add we will give you an access code and you will be able to add it yourself.
How many languages can I display on my website?
We currently support 7 languages, being English, Spanish, German, Dutch, Czech, Russian and French.

Fees and Commissions Questions and Answers
What is the total amount of fees and/or commission Inmolink
MLS charges?
The only fee is a maintenance fee, which is €160 (plus IVA) per month and a one time set up fee of €99. We charge NO commission.
How can I apply for a Membership?
Go to the Product page on this site and download the Membership Application Form. Fax us the Form and we will contact you for activation within two working days.
Is there a setup fee?
Yes, there is a one off €99 set up fee which includes all the forms with your logo and contact details on it.
Are there any hidden fees?
No, Inmolink MLS charges all Affiliated Members a fee of €160 (plus IVA) per month.
How can you afford to provide your services at such a low rate?
Inmolink MLS accomplishes its competitiveness by keeping our overheads down. We are an internet company and we own the software, so there are no third parties to be paid.
How can I pay MLS fees?
You can only pay MLS maintenance fees by Direct Debit when you are based in Spain. You can ask our Helpdesk to send you a Direct Debit Form, or download the Form from our Website. When you are based outside of Spain you can only pay by Credit Card. Again you can ask our Helpdesk to send you a Credit Card authorization Form or you can download it from our website.
Can I have more offices using MLS at the same time?
Yes, as an Affiliated Member you can have unlimited users and/or offices.
Will I be asked for a credit card when I set up my Affiliated
Membership account?
No credit card or credit information will be necessary to open your account, unless you are based outside of Spain.
How do I pay by credit card?
We will contact you for your details and you will have to sign a Credit Card Authorisation Form.
Does everyone in my office have to pay for MLS services?
No, according to the MLS Rules and Regulations, an Affiliated Member fee will be charged a monthly fee, and there will be an unlimited amount of users, per Affiliated Membership.
Can I pay my MLS fees in advance?
Yes, contact our Accounts Department.
What if I sell a property that I have listed?
If you sell a property that you have listed without another Affiliated Member or Agency, you receive the total commission.
